Why a real agent beats an automated estimate
Online estimators are a fine starting point, but they run on public data and broad averages. They can’t see the kitchen you remodeled, the busy road two doors down, or the fact that three comparable homes just went pending on your street this week. In the Sacramento, Placer, and El Dorado markets, those details routinely move a home’s value by tens of thousands of dollars.
What Sara actually looks at
Recent closed sales of genuinely comparable homes, what’s currently competing against yours, days-on-market trends in your neighborhood, and the condition and features specific to your property. The result is a number you could defend to a buyer, an appraiser, or yourself — not a range so wide it’s useless.

How accurate is an online home value estimate?
Automated estimates (Zestimate, Redfin, etc.) can miss the mark by 5–10% or more because they can't see your condition, upgrades, or the micro-market on your street. Sara's estimate uses recent comparable sales and current competition in your specific neighborhood, so it reflects what a buyer would actually pay today.
Is the home valuation really free?
Yes. There's no cost and no obligation. Sara prepares the analysis because it's how she starts a lot of great client relationships — but there's zero pressure to list.
How long does it take to get my home value?
